The three Sopharma and Litex towers have a tenant waiting list - despite vacancies in the neighbourhood. The reason for this is the colour rendering index of 96%. The colour fastness attracts tenants from the fashion industry and businesses that rely on real daylight. However, the very deep daylight illumination and the daylight autonomy are highly appreciated by all tenants.
The retro slats do not cause any colour shift. The sun shading principle is based solely on dimming by means of propor- tional retroreflection.
The ancillary rental costs are only 50% of the usual ancillary costs of compara- ble offices with coloured solar control glass and standard internal blinds.

Despite vacancies in Sofia, the Triple Towers are let at the highest prices. The reason for a waiting list is the real daylight in the offices and the lowest energy consumption, particularly for cooling.
Light redirection: approx. 3% of the solar radiation plus diffuse light transmission through open louver position. Daylight autono- my to approx.10 m depth.

Non-ventilated double-skin faÁade, free of condensation, prefabricated as box windows with RETROFlex. External glazing with low iron glass. SHGC-values in summer approx. 0.05. Temperature of the inner glazing in summer approx. + 2° above room temperature. Daylight autonomy > 90 %
Advantage: The faÁade retains the visual transmission of 78 % even in active sun shading position. Approx. 3 % of the sunlight are redirect- ed onto the ceiling and into the depth of the room for improved daylight autonomy. Approx. 95% of the incident solar radiation is reflected back into the sky. The building is a certified with Gold according to BGBC/DGNB standards.
